Tenant Tips

Attention prospective tenants! Are you in the process of applying for your next rental property? With the current market being highly competitive, it’s important to make sure you stand out from other applicants. Here’s a few tips to help you prepare your rental application and increase your chances of securing your dream rental property:

Apply Before Viewing: Most landlords and property managers receive a high volume of applications and it’s common for them to start the screening process before scheduling property viewings. To avoid disappointment, we recommend applying for properties as soon as possible.

100 Points of ID: To meet the 100-points of ID requirement, make sure you have all necessary identification documents on hand. This includes, but is not limited to, a driver’s licence, passport, and utility bills with your name and current address.

Income Documents: Landlords and property managers need to ensure that you can afford the rent, so be prepared to provide proof of income.

Contactable References: Having reliable references is crucial in the rental application process. Make sure you have a list of contactable references, such as previous landlords/agents and/or employers, who can vouch for your character and responsibility as a tenant. It’s common for landlords and property managers to reach out to your references as part of the screening process, so make sure your references are aware of this and expect to receive a call or email from them.

Cover Letter and Photos of Pets (if applicable): Consider including a cover letter with your application that introduces yourself and any other applicants. This is an opportunity to provide additional information about your lifestyle, employment, and overall suitability as a tenant. If you have pets, consider including photos of them.

With these tips in mind, you’ll be well on your way to securing your next rental property. Good luck!
